A traditional stone cottage set in its own garden. Local archives show that the property has existed since the French revolution in 1789. The house and its surroundings have been tastefully restored to preserve the typical architecture of the region, with its stone walls and wood beams. The property is situated on the D708 between the mediaeval village of Duras and the small town of Marmande. The region is characterised by vineyards and historic bastide villages, several of which were founded by the English over 500 years ago.
On a hillside behind the cottage, the full-size swimming pool is accessed up a pathway with some steps. The area is discretely fenced and is beautifully decorated with trees and flowers. The pool is fitted with a child alarm and a set of non-slip steps enable easy access to the shallow end. Parasols and lounger beds contribute to the comfort of this area, where even non-swimmers can enjoy just relaxing.
The living area consists of lounge, kitchen/dining room, 3 bedrooms, and 2 wash/shower rooms each with WC. The lounge is comfortably furnished with 3-piece suite, coffee table, bookshelves, satellite TV , and has many English books. The tiled floor has several carpets. A large wood-burning stove permits out-of-season heating. An archway leads through into the dining area, with full kitchen facilities including dishwasher and 4-burner cooker, fridge/freezer, plus a monastery table and dining chairs.
A side door from the lounge gives onto a large tiled terrace with white furniture, stone barbecue and covered area. Shade is provided by parasols, and by a large maple tree.
The main bedroom is downstairs, with access from the kitchen/dining room. It has a king-size double bed , wardrobe, chest of drawers and 2 bedside tables each with bedside lamp. The floors are pine, with carpets. The window looks onto the garden.
Upstairs are two more bedrooms, one with a double bed and a single bed, the other a single bed. The upstairs floors are pinewood with fitted carpet.
Downstairs is one large shower room with sink and WC, plus another wash room with sink and WC. Hot water is provided by an electric immersion heater. There is also a large storage room with a washing machine.
Daily flights from several British airports to Bergerac bring the cottage to within a few hours of UK. Bergerac is only 45 minutes drive from here. Bordeaux is only an hour away, and the beaches of the Atlantic coast only about an hour and a half. There is much to see and do in this region. Local markets, castles and bastides, golf, canoeing, horse-riding, visits to the prehistoric sites of the Dordogne, St Emilion and other famous vineyards...
